Home sales fell 9% in Montreal last month

A slowdown in home sales continued to emerge in Montreal last month, with sales down 9 percent from the same month last year, the Association professionnelle des courtiers immobiliers du Québec (APCIQ) said on Friday. . .

A total of 4,874 sales were recorded in the metropolitan area for the month of May, down from 5,354 transactions in May 2021, the group said.

The slowdown in sales is most evident in the plex category, which is two to five units of buildings such as duplexes and triplexes. Their sales dropped 15% in one year.

Single-family homes saw their sales fall 7%, while condominiums dropped 10%.

L ‘APCIQ clarified that median prices fell from $ 580,000 in April for single-family homes to $ 576,000 in May, marking their second consecutive monthly decline, the first since June 2021. However, the median price for in the previous month was still 16% higher than in May 2021.

New listings for sale rose 12% last month to 7,152 from 6,360 last year. The number of active registrations, however, has remained virtually unchanged since May 2021.

There has never been so many new properties for sale in the Montreal Census Metropolitan Area market for this time of year since 2014underlined the director of market analysis services ofAPCIQCharles Brant, in a press release.

This is the first time since 2015 that the market for CMA De Montréal recorded an increase (0.3%) in its inventory of market properties for this time of year. This is also the first month, aggregating all seasons, since September 2015.
