Private capital: or how to finance promising projects at the service of the real economy

Management company specializing in venture capital and real estate, 123 minutes makes its know-how available to French companies by structuring financing solutions tailored to the needs of the companies it supports. Xavier Anthonioz, president of 123 IM, talks about the ins and outs of this experience.

Investor appetite for Private Equity is undeniable. Last year more than 138,000 million euros were invested in European companies alone. What justifies such enthusiasm?

Javier ANTONIOZ : There are several answers that explain the investors’ obsession with private equity, an obsession that has been accelerating in recent years by private investors.

First of all, French savers want to give more and more meaning to their savings. They are interested in knowing that the cash they are going to use will allow the development of French SMEs and ETIs. They want to identify themselves with a project, an entrepreneur and if possible in their region. The France Relance label also makes it possible to guide investors in this desire to support the recovery and growth of France.

In addition, this class of assets historically reserved for institutional clients is becoming more democratic and open to private investors who can, in particular, through their life insurance or PEA, boost their portfolio with vehicles that offer returns historically higher than those traditional asset classes.

Within 123 IM, you explain how to enable investors to provide the necessary capital to entrepreneurs and the innovations that will make tomorrow’s society. What do you mean ? What new topics are you currently focusing on?

Javier ANTONIOZ : Our business DNA allows us to put our knowledge and experience at the disposal of French companies in a logic of global support, beyond simple financing. To do this, we structure stock and bond financing solutions that are tailored to each situation of French companies. We finance various business projects: development, external growth, reorganization and restructuring of capital (transfer), bridging financing needs (pending the sale of an asset, an IPO or disposal).

We have always opted for broad diversification, positioning ourselves as a multi-themed investor with extensive experience in the sectors of tourism (hotels, restaurants, leisure, camping), health (RSS, pharmacies, analysis laboratories, clinics, etc.), real estate (promotion real estate, marketer, real estate investment) and renewable energies. In addition, we currently offer our clients the opportunity to invest in a portfolio of developers and real estate agents, multi-projects and multi-promoters through our FPS Finaprom 2022*. We also offer you the possibility to finance directly in club deal exceptional Parisian real estate assets in the central district of Paris in exclusive partnership with leading operators**.

To better meet the needs of our clients, we invest in sectors that we have identified as promising and that are experiencing structural growth linked to changes in our society (age pyramid, change in consumption habits, housing shortage, etc.) . They have the following common characteristics: tangibility, structural growth, market depth, visibility, resilience and a good return/risk ratio.

Currently, we are accelerating our commitment to finance the energy transition. Our objective is to cover all the needs of the actors of the Energy Transition, offering short or long-term financing (2 to 7 years), adapted to the different stages of their projects. We are strengthening our position on this issue for the growth of this rapidly developing sector, which requires significant financing needs.

What support do you provide to your customers? What are your development projects?

Javier ANTONIOZ : Directing French savings towards the real economy, opening access to investment capital to as many people as possible, these are the missions that we assigned ourselves at 123 IM more than 20 years ago and that we continue to implement every day. We have therefore invested more than €2.2 billion in more than 800 French companies (data as of 12/31/2021).
